About Póvoa de Varzim

Póvoa de Varzim lies on the north coast, between the Cávado and Ave rivers, on the so-called Costa Verde. The municipality has about 64 thousand residents in 83 km² and 12 parishes, but in summer the population reaches nearly 200 thousand, according to Wikipedia. It borders Esposende, Barcelos, Vila Nova de Famalicão and Vila do Conde, with which it forms a continuous urban area.

Wikipedia says the name comes from a small settlement ordered by King Dinis in 1308. Thousands of years earlier there were already people on the coast, and near Póvoa lies the Cividade de Terroso, an ancient hill-fort settlement. The land is a plain by the sea, with sandy soil and dunes further north, and two hills, São Félix and Cividade.

The city grew from the Bairro da Matriz, with narrow lanes from the 14th century, and the fishermen settled on the south coast, in the Bairro Sul. The Centro is the old middle-class district, with the busy streets of Junqueira and Avenida Mouzinho de Albuquerque. The economy lives off tourism, with the casino and hotels, fish and food industries.

Póvoa has the youngest population in Greater Porto and the highest share of seasonal homes: almost 30% in 2001. That means many homes are shut outside summer, and windows have to be chosen with that in mind.

What the climate of Póvoa de Varzim asks of windows

According to Wikipedia, Póvoa has a Csb climate softened by ocean breezes, with mild summers and gentle winters, and is one of the areas of the north with the least frost. Rain falls mostly in winter, more inland near the Serra de Rates and less in the coastal urban core. In summer there are north winds in the afternoon and, on dry days, a characteristic fog covers the coast and clears with the sun. It is a climate that punishes little by cold, but a lot by salt, wind and sand.

Póvoa sits on a sandy plain, with the Atlantic at the door. In the afternoon the north winds blow and, on dry summer days, fog covers the coast.

Salt and sand call for hardware that is easy to clean, and wind calls for good sealing. That is what makes a comfortable beach home.

  1. Atlantic north winds

In summer, after midday, the north wind blows, and the plain has nothing to slow it. A well-fixed, well-sealed window keeps air and sand outside. On upper floors and in isolated homes, extra care is wise.

  2. Salt air and fine sand

Salt settles on metal and sand gets into the tracks. Ask for a marine finish and clean the tracks now and then. In homes near the dunes, sand is a daily problem.

  3. Fog and damp

In a dry summer, coastal fog loads the air with water, and the city, boxed in between the sea and the hills, is slow to clear. With the home closed, damp stays and mould appears. Windows with their own ventilation solve part of the problem.

  4. Sun and sea glare

On clear days the sun is strong and the sea glare adds to the light. Solar-treated glass and light colours help. In west-facing rooms, the sun comes in low at the end of the day.

Wind and salt arrive from the sea against the window. Indoors, damp air rises. The summer sun comes through the glass and warms the room.abcd

Climate zone of Póvoa de Varzim

Portugal's building energy rules put every place in a winter zone (I1 to I3) and a summer zone (V1 to V3). In Póvoa de Varzim the zone depends on the altitude of the building, so we show the ranges.

Winter zone by altitude in Póvoa de Varzim and the maximum Uw of windows
Building altitudeWinter zoneMaximum Uw, W/(m²·°C)
up to 125 mI12.80
from 126 to 437 mI22.40
above 438 mI32.20

Summer zone: V2 at any altitude.

Maximum solar factor of windows (gtot,máx): V2: 0.10 in weak-inertia spaces and 0.56 in medium or strong inertia spaces. The value is for the opening with the solar protection fully activated. North-facing windows are exempt. What is the solar factor?

The maximum Uw applies to windows in housing in new and renovated buildings (Portaria n.º 138-I/2021), with exceptions, for example conservation works. The zone is calculated with the Manual SCE method, from the region (NUTS III) and the altitude, not by parish. Ask the designer or an SCE expert to confirm the one for your building. Checked on 19 October 2026. What is Uw?

Homes in Póvoa de Varzim

The homes in the area change what is worth asking of the windows.

  • New apartments

Near the beach, the seafront and the avenues there are many apartment blocks, a good share of them seasonal. Homes shut for months call for windows with their own ventilation and good sealing, so the air does not stand still. On upper floors, the north winds hit facades head on.

  • Traditional houses

In the Bairro Sul and in areas linked to fishing there are older, low houses, on narrow streets parallel to the coast. Salty, damp air punishes old frames. When replacing, check the state of the wall and plaster, and choose hardware for marine settings.

  • Detached and semi-detached houses

In the surrounding parishes, such as Aver-o-Mar, Aguçadoura and Estela, and near the dunes, there are detached homes with large sea-facing windows. Sand and wind call for hardware that is easy to clean. In isolated homes on the plain, the wind catches everything with no obstacle.

Summer homes

About 30% of Póvoa homes were seasonal in 2001, according to Wikipedia. A home left shut for months has its own problems:

  • Still air gathers damp, and mould appears in the corners.
  • Sand gets into the tracks and wears the gaskets.
  • A window with trickle ventilation lets air move without opening everything.

It is worth raising this with the installer at the start.

Bairro Sul, Matriz and the avenues

Póvoa has very different districts. The Bairro da Matriz keeps lanes from the 14th century, the Bairro Sul has narrow fishermen’s streets, and the Centro has trade and service buildings. Each calls for a different window:

  • In the Matriz and the Bairro Sul, homes are low and old: check the wall and the opening first.
  • In the Centro, noise from shops and traffic counts.
  • Near the seafront, wind and salt count more than cold.

Tell the installer which district you live in and whether the home is permanent or a summer home.

General notes

They can, if the gaskets are worn or the installation is weak. A well-fitted window lets little air through even in strong wind. Ask for a seal test at the end of the job. In isolated homes on the plain, whistling is more common than in a block among others.
