About Maia

Maia lies north of Porto and is one of the cities of Greater Porto. The municipality has about 135 thousand residents in 83 km², ten parishes, and borders Porto, Matosinhos, Gondomar, Valongo, Vila do Conde, Trofa and Santo Tirso. The town of Maia received its charter in 1519, but the place is much older and tied to the name of Gonçalo Mendes da Maia, the Lidador.

For centuries Maia was a land of wool and linen: Wikipedia says many sails of the Age of Discovery caravels were woven on looms in this region. Santa Maria de Avioso is known for religious sculpture. The town of Maia was made a city in 1986, a date recalled by the Maia Pyramids.

Today the municipality is an economic hub of Greater Porto, with the Maia Industrial Zone since the 1970s and the Tecmaia science park. Here are the Fórum da Maia, the Zoo and, in the western parishes, Porto airport, about 69 metres above sea level.

The terrain is gentle near the coast and more rolling to the east, where Monte de São Miguel-o-Anjo, at 255 metres, is the highest point. The Leça river passes to the south and the Almorode crosses the city. There are dense urban districts in Cidade da Maia and Águas Santas and rural areas with farming in parishes such as Folgosa and Silva Escura.

What the climate of Maia asks of windows

According to Wikipedia, Maia has a Csb climate and gets about 1212 mm of rain a year, almost all in winter: December is the wettest month and July the driest. Proximity to the ocean and a lack of obstacles let maritime winds circulate, and the source points to west and east-northeast winds. Winter is cool and summer mild. For windows, winter rain and road noise weigh most.

Maia is a place of transition: it still feels the Atlantic, but the sea is no longer at the door. Wind comes from the west and rain falls mostly in winter.

Here noise matters as much as climate. A good window deals with both, with well-chosen seals and glass.

  1. West and east wind

    The source says the wind blows mostly from the west and east-northeast. With flat ground near the airport, there are few obstacles to slow it. With good sealing and firm fixing, air stays outside.

  2. Road noise

    Roads, metro and airport make noise, and Maia has many road corridors. Glass, gaskets and installation decide how much of it gets into the home. Bedrooms facing the street need more care than living rooms facing the garden.

  3. Winter rain

    It rains a lot in winter, with over a hundred millimetres in December, says the source. The joint to the wall must be done well to keep water out, and the window should have clean drainage. In ground-floor homes, water running down the wall can be a problem in itself.

  • New apartments

    The city of Maia has grown a lot and has many newer apartment blocks, with balconies and large windows. On avenues and near the ring road noise counts as much as cold. It is worth raising acoustic glass in the very first conversation.

  • Detached and semi-detached houses

    In Nogueira, Silva Escura and other parishes there are many detached homes with gardens and large windows. Ask for reliable seals and hardware, and watch the sun on south-facing walls. In isolated houses wind catches the windows more than in a block surrounded by others.

  • Traditional houses

    In the rural parishes to the east, such as Folgosa or São Pedro Fins, there are older farmhouses, with stone and small windows. When replacing, ask to see the state of the wall. The new window should respect the look of the house and the joint should be well sealed.

City and countryside side by side

In Maia there are dense urban areas and rural areas with farming. The right window is not the same:

  • In town: noise and dust.
  • In the country: more wind and driving rain and, sometimes, more cold.
  • Near the Leça river and the streams: more damp in the air.

Tell the installer where the house is and which way it faces. A window chosen only from a catalogue rarely solves the concrete problem of each street.

Little rain in July, a lot in December

Wikipedia gives curious numbers for Maia: about 166 mm of rain in December and only 15 mm in July. At home, this brings two rhythms:

  • In winter, water beats on the windows and the joint to the wall is put to the test.
  • In summer, dry days leave dust in the tracks and on the gaskets.

It is worth cleaning the tracks at the end of summer and checking the gaskets before winter, so the window reaches the rainy season in good shape.

General notes

Near the airport, do new windows make a difference?

They can, if the glass and the rest of the set are designed for noise. Swapping for an identical window is not always enough. Tell the installer that noise is your biggest worry and what time it bothers you most. Also ask about ventilation, because an open grille lets sound through too.

It rains a lot in Maia. How do I know a window keeps water out?

Water usually gets in through worn gaskets or a poor joint. Ask the installer to explain how the window drains water and how the joint to the wall is finished. At the end of the job, watch a downpour or ask for a water test. Good work always shows at these two points.

Is double glazing worth it in a detached house?

In many houses, yes: it cuts cold and noise. Also ask about laminated glass or panes of different thickness, if there is traffic nearby. For houses very exposed to wind and cold, it is worth comparing with triple.

Can I replace only the windows in the bedroom facing the street?

You can. Many people start with the rooms most affected by noise or cold. An installer can explain what changes if only some windows are replaced, for example in design and colour. If the home is in a shared building, check the facade rules.

Can the old wooden windows of a farmhouse be replaced?

They can, but with care. In a stone house, the installer should look at the state of the opening and the wall. A well-fitted new window improves comfort a lot without changing how the house looks.
