About Vila Nova de Gaia

Vila Nova de Gaia sits on the south bank at the mouth of the Douro, across from Porto. At 168 km² with 15 parishes, it is the largest municipality in the Porto Metropolitan Area and the third most populous in the country, with about 304 thousand residents. It borders Porto, Gondomar, Santa Maria da Feira and Espinho, and has the Atlantic Ocean to the west.

The city began as two settlements, Gaia and Vila Nova, and was only made a city in 1984. On the river bank are the port wine cellars and, up high, the Serra do Pilar monastery, tied to the siege of Porto. Wikipedia recalls that, in the past, Porto’s wealthy families had country estates and holiday homes in Gaia.

Today many people live in Gaia and work in Porto, and the metro helped link the two banks. The urban part is concentrated in Santa Marinha and Afurada, Mafamude, Oliveira do Douro and Canidelo. In the 1990s two big shopping centres arrived, and the municipality has an industrial tradition in ceramics, textiles and hardware.

The territory has great contrasts: beaches such as Miramar, Granja and Aguda, river valleys such as the Febros and Uíma, and hills such as the Serra de Canelas and Monte da Virgem. The highest point in the municipality reaches 261 metres. That is why Gaia’s homes live different weather, even a few kilometres apart.

What the climate of Vila Nova de Gaia asks of windows

Gaia has an Atlantic climate, in the same belt as Porto: it rains mostly in winter and the air is damp, because of the river and the sea. The coast, with its beaches, catches wind and salt; the Febros and Uíma valleys are more sheltered. English Wikipedia speaks of 17 beaches along 17 km of coast, and the municipality has 15 parishes between sea, river and inland. So no two windows live exactly the same weather.

Gaia has the river on one side and the Atlantic on the other. Wind blows over the hills and damp stays in the streets.

  1. Wind on the hills

    Gaia has hills and slopes, and sea wind climbs them. On upper floors and in streets open to the river, rain drives sideways and the window must be well fixed. A careful joint to the wall stops water getting in through the seams.

  2. Salt air and river air

    Near the Granja, Miramar and Aguda beaches, salt settles on metal. Weak hardware wears fast; a rinse with fresh water now and then helps. By the Douro there is less salt, but damp river air also punishes old frames.

  3. Rain and damp

    Winter brings rain and damp days, and the municipality's streams keep the air heavy. In a poorly aired home, water shows on the glass and mould in the corners. Windows with their own ventilation let air circulate without opening everything.

  4. Sun on the slopes

    Many homes sit on slopes facing the river or the sea and catch strong summer sun. The living room heats up and the sofa fades. A light frame colour and solar-treated glass help save on cooling.

  • New apartments

    In Mafamude, Santa Marinha and Canidelo there are many apartment blocks, some tall, near the river or the coast. On upper floors the wind is felt more and rain drives sideways. Ask for glass and hardware that can take the pressure and check the fixing to the concrete.

  • Traditional houses

    In riverside and old areas, such as Afurada and the riverbank, a few low stone houses remain with small windows. They tend to let in air and damp, and the wall around also suffers from salt. Before replacing, ask to see the state of the plaster and the opening.

  • Detached and semi-detached houses

    In the inland valleys and parishes further from the river, such as Avintes, Pedroso or Crestuma, there are detached homes with gardens and large windows. There is more shelter, but the rain is the same. Tell the installer how the house faces and whether trees or walls give protection.

Between the river and the sea

Gaia runs from the Douro to the ocean, and the weather is not the same everywhere. Think about where your home is:

  • By the sea, in Miramar, Granja or Aguda: wind and salt air.
  • By the river, in Santa Marinha or Afurada: damp air, especially in winter.
  • In the Febros and Uíma valleys: more shelter, but rain and cold all the same.

What suits a beach house may not be best for a house in the valley.

Streets by the cellars and the river

On the Douro bank, the streets between the port wine cellars climb in steps to the top of Gaia. Houses stand shoulder to shoulder and many facades face the river. Before replacing windows in this area:

  • Check whether the facade is in an area with rules and ask the council.
  • Ask the installer to confirm the state of the stone and plaster around the opening.
  • Think about the view: solar-treated glass changes the colour of what you see.

The river brings damp; a well-sealed, well-ventilated window is the best defence.

General notes

Does salt air damage windows on the Gaia beaches?

No, if the materials are good and the window is washed. PVC does not rust. For aluminium and hardware, a marine-grade finish and a fresh-water rinse now and then are wise. Near Granja or Miramar the care should be greater than inland.

Does double glazing make sense in a home by the Douro?

It does, especially in damp homes, because the inner pane stays less cold and there is less water. Triple insulates more but weighs more. Compare both on site. The installer should consider orientation and floor.

Why does my window whistle when it is windy?

Almost always from worn gaskets or poor installation. A well-fitted window lets very little air through. At the end of the job, ask for a seal test. If the whistling starts after some years, gaskets are usually the first thing to check.

I live on a high floor. Do I need anything special?

It is wise. High floors get more wind and sideways rain, so ask for sturdy hardware and sealing on several levels. Also ask how the window behaves open in wind. In multi-storey blocks, check with the residents' association which facade model applies.

Can I change windows in an old house near the cellars?

You can, but ask the city council whether the area has facade rules. In a stone house, the installer should see the state of the opening before proposing. A good replacement respects the look of the house and improves comfort inside.

I live in Afurada, Canidelo or Avintes. Can I ask?

Yes. Just write the parish in the request and it goes to installers in that area. We are not the ones who install. If you know the floor and the orientation of the home, say so too.
