About Cascais

Cascais is the westernmost municipality in Portugal, at the tip of the Lisbon peninsula. The Sintra hills lie to the north, and the Atlantic Ocean to the south and west. Cabo Raso is the westernmost point and Peninha, at 465 metres, the highest.

The coast is varied: beaches, cliffs of about 100 metres, caves such as Boca do Inferno and the open sea at Guincho. The Costa do Sol, with Estoril, was planned in the 20th century as a leisure and tourism area, after Cascais was already a summer holiday destination.

The municipality now has four parishes: Alcabideche, Carcavelos and Parede, Cascais and Estoril, and São Domingos de Rana. It was a territory of country estates, where Carcavelos wine was made, and many gave way to housing developments. The Marginal coast road and the A5 helped growth along the coast and inland.

Cascais town changed a lot in the 1930s and 1940s, with the opening of new roads. Services and commerce make up 82 % of the economy. Today the historic town, neighbourhoods of garden houses and newer apartment blocks live side by side, all with the sea or the hills nearby.

What the climate of Cascais asks of windows

According to Wikipedia, Cascais has a Mediterranean climate with cool summers and very mild winters. The Sintra hills shelter part of the municipality from the north wind, and the sea brings the influence of the Gulf Stream. In summer, the north wind pulls deep, cold water up along the coast, which cools the air. That makes it one of the most pleasant places in the Lisbon area, but it remains a municipality open to the Atlantic.

Cascais is at the tip of the peninsula, between the Sintra hills and the sea. Summer is cool and winter is mild.

  1. Atlantic wind

    The municipality is open to the Atlantic to the south and west, and the Sintra hills shelter only a part, on the side of the north winds. Near Cabo Raso and Guincho, the wind is constant and can whistle through any gap. A well-sealed window and an installation without cracks count for more here than almost anywhere else in the region.

  2. Sea salt

    From Estoril to Guincho the air has salt all year, more near the cliffs and less in inland areas such as Alcabideche. Salt attacks weak hardware and finishes. Choose good-quality parts and rinse the window with fresh water, especially if it has a direct view of the sea.

  3. Mild, damp winter

    Winters are very mild, according to Wikipedia, but sea air is damp. In poorly aired bedrooms, or in holiday homes shut for long periods, water appears on the glass and mould grows. A window that insulates well helps, but ventilating and letting dry air in is essential.

  4. Southern sun

    Good southern exposure gives light and warmth to living rooms for most of the year. In summer the sea keeps the air cooler than inland, but afternoon sun on large openings still heats up. Outside shutters or blinds and glass with a solar coating hold back that heat.

Homes in Cascais

The homes in the area change what is worth asking of the windows.

  • Historic centre

    Cascais town and the old villages by the harbour have narrow streets and houses many decades old. A new window fits irregular openings, and the facade may have rules. Ask Cascais town council before changing.

  • Detached and semi-detached houses

    On the Costa do Sol, in Estoril and Carcavelos there are many houses and old estates, with gardens and large openings facing south and the sea. Wind and sun hit head-on. Ask for windows with good latches and glass suited to the sun.

  • New apartments

    In São Domingos de Rana, Alcabideche and the more modern areas there are recent apartment blocks. Windows may be less exposed to the sea, and road noise and summer heat weigh more.

Cliffs and open coast

Between Cabo Raso and Guincho the coast is rugged, with cliffs of about 100 metres, and the Atlantic wind hits head-on. People who live in a house there feel strong gusts almost all year. Here, the window latch, the hardware and the seal matter more than the price of the glass. Ask for quality latches and a double seal, and confirm how the edge with the wall is finished, because that is where the wind gets in first. In holiday homes closed for part of the year, it also helps for someone to open the windows now and then, so sea air does not sit still inside.

Estates, Carcavelos wine and old houses

Cascais was a land of country estates, some famous for Carcavelos wine, and several of those houses still stand, in Carcavelos, Caparide, Alcabideche and São Domingos de Rana. Old windows are part of their character. If you live in a house like that, ask the council whether there are facade rules and ask the installer for solutions that respect the design of the openings. A new window can look like the old one, if the frame is chosen with care. On an estate with several buildings, each may need a different window, and measurements should be taken one by one.

General notes

Cascais is very windy. Which window should I choose?

Choose a well-sealed window and ask for an installation without cracks. PVC and aluminium both work, as long as the hardware is good and the latch locks at several points. The finish at the edges counts most. In places such as Guincho, ask about a double seal.

Does salt damage windows in Estoril or Guincho?

Salt attacks metals over time. PVC does not rust, but the hardware is metal. Aluminium needs a good finish. Rinsing the window with fresh water now and then helps it last longer.

Can I change windows in a house on the Costa do Sol?

Usually yes, but in historic or protected areas there may be facade rules. Ask Cascais town council. If the house is in a development, talk to the administration too. Only then ask for quotes.

Is triple glazing worth it in Cascais?

Winter is very mild, so double glazing usually does the job. Triple is heavier and may strain the hardware in strong wind. It makes sense in a very exposed or very cold house. Ask the installer for an opinion.

The south sun heats the living room. What now?

There is glass with a solar coating and outside blinds, which stop the sun before the glass. Curtains inside help less. Ask how much natural light they cut, because in homes with little sun you do not want to darken the room.

I live in Alcabideche, far from the sea. Do I need the same windows?

Not always. Further inland and towards the hills, salt counts less and damp and cold count more. Give your town in the request, and the installer explains what changes.
