About Oeiras

Oeiras lies on the north bank of the Tagus, where the river meets the sea, between Lisbon and Cascais. The coast is about 10 kilometres long, with a seafront walk that passes small old forts built to defend the mouth of the Tagus. The last one, Bugio Fort, stands right in the water, at the entrance to the estuary.

Low buildings dominate by the sea, and the old districts, such as the Oeiras historic centre, Paço de Arcos and Caxias, mix old houses and new blocks. The Marginal coast road, opened in 1940, brought bathers and summer houses to the coast.

Inland the ground is rolling, cut by narrow stream valleys. The area by the A5 is the most modern, with offices and large buildings, and there are old places such as Carnaxide, Linda-a-Velha and Barcarena, with its Gunpowder Factory. Porto Salvo has Lagoas Park and Taguspark.

The municipality has a lot of green, inherited from the old leisure estates, such as the Marquis of Pombal’s. Between the cool coast and an interior of offices and roads, a window in Oeiras lives in two worlds: salt and breeze on one side, traffic and large openings on the other.

What the climate of Oeiras asks of windows

According to Wikipedia, Oeiras has a Mediterranean climate with cool summers, with dry, mild summers and damp, mild winters. Air humidity goes from 55 % in August to 73 % in January, and July and August are the driest months. North, north-west and north-east winds dominate, and are moderate. Relief and distance from the sea create small microclimates, so a home by the water and a home on the plateau can behave differently.

Oeiras sits at the mouth of the Tagus, with about 10 km of coast. The climate is mild, summers are cool for the region and the sea breeze arrives easily.

    North, north-west and north-east winds dominate and are moderate, according to Wikipedia, and stronger in August. Near the Tagus mouth, especially on high ground and by the seafront walk, a gust finds any badly sealed gap. Rare summer rain and winter rain get in the same way.

  2. Sea salt on the coast

    In Caxias, Paço de Arcos and Algés the air has salt, more by the water than a kilometre inland. Salt attacks weak hardware and finishes and leaves marks on the glass. A tough finish and a simple fresh-water rinse extend the life of the window.

  3. Damp, mild winter

    Winters are damp, but mild. Air humidity reaches 73 % in January, and in homes that are not aired enough that means drops on the glass and dark stains in the corners. More than strong cold, the problem is damp, still air.

  4. Dry, mild summer

    It hardly rains between June and September, and the soil is short of water from March to October. The afternoon sun hits west-facing facades, and rooms with large openings heat up. Outside shutters and glass with some solar coating keep the home cooler.

  • Historic centre

    The centre of Oeiras, Paço de Arcos and Caxias have old houses and buildings by the sea, with thick walls. The edge finish between window and wall matters most, and in protected areas there may be rules. Check with Oeiras town council before deciding.

  • Detached and semi-detached houses

    The municipality had leisure estates and has a lot of green, with garden houses and wide openings. Summer sun comes in head-on and the sea wind is felt. Think about the orientation of each window, and not only about the whole house.

  • New apartments

    The area by the A5 and the office districts have larger, more recent buildings, between fast roads. There traffic noise weighs as much as the climate, and large windows need good glass and a good frame.

The seafront walk and the forts

According to Wikipedia, the Oeiras seafront walk passes seven forts that still stand and once defended the entrance to the Tagus. People who live on the streets behind that walk see the sea, but also breathe salt all year. When choosing a window for a home like that, ask the installer which finish and hardware last longest in salt, and how to clean the window. An unpainted frame, such as white PVC, does not rust, but the hardware still needs attention. If the window faces the walk, choose colours and finishes that stand up to strong summer light and salt, and ask for a written guarantee of the finish. On a street set further back, salt arrives less, but does not disappear.

Offices and roads inland

The inland part, by the A5, is the most modern in the municipality, with offices and large buildings, and includes Linda-a-Velha, Carnaxide and Porto Salvo. Here the sea is felt less and traffic counts more. Instead of salt, think about noise and summer heat. The window of a flat in a recent building needs a perfect seal, double glazing and blinds that work well. If you work from home, daytime noise counts more than night noise, and a window that closes well can make a difference to calls and meetings. Tell the installer when the noise is worst.

General notes

I live in Paço de Arcos. Does salt damage windows?

Over time, salt attacks some metals and stains glass. PVC does not rust, but the hardware is metal. Aluminium needs a good finish. In any case, rinsing the window with fresh water now and then helps a lot.

Is winter very cold in Oeiras?

No. According to Wikipedia, winters are damp and mild. The problem is usually damp, with water on the glass and mould in the corners. A window that insulates well helps, and so does airing the home. Think about ventilating even in winter.

I have an old house in central Oeiras. Can I change the windows?

In many cases you can, but in protected areas there may be facade rules. Ask Oeiras town council before requesting quotes. The installer should check the state of the wall and the sill, because in an old house the edge finish is more work than the glass.

The road is noisy. Which window helps?

A window sealed all round with double glazing cuts a lot of noise. Near a fast road, it is worth asking about panes of two thicknesses. Check the shutter box too. A sound that seems to come from the window sometimes comes from the wall beside it.

Summer sun heats my living room a lot. Is there a fix?

Yes. Outside blinds or shutters stop the sun before the glass, and do more than curtains inside. There is also glass with a solar coating, useful on west- or south-facing windows. Ask the installer how much light it cuts.

I live in Algés or Carnaxide. Can I ask for quotes?
