About Albufeira

Albufeira lies on the south coast of the Algarve and is one of the country’s biggest tourist centres. The municipality has about 44,000 inhabitants (2021), borders Silves and Loulé and offers almost 30 km of coast, with over twenty beaches that are very different from one another. The name comes from the Arabic al-Buhayra, meaning the lagoon or the castle by the sea.

The old centre rises in an amphitheatre above the sea. It has winding lanes and white houses with roof terraces and arches, a legacy of centuries of Arab presence. The castle was the last Arab stronghold to fall, in 1249. The 1755 earthquake and the great wave that followed destroyed almost the whole town.

Life changed in the 1960s, when the first international tourists arrived, mostly English. In the 1980s the city grew a lot to the east, where most services and the town council now stand. Albufeira was only made a city in 1986. According to Wikipedia, more than a fifth of permanent residents were born abroad.

Next to the centre are the sheltered harbour and the marina. The municipality has four parishes: Albufeira e Olhos de Água, Ferreiras, Guia and Paderne, the last ones quieter and more rural.

What the climate of Albufeira asks of windows

Albufeira has the sunny climate of the Algarve. According to Wikipedia, the region has over 3,000 hours of sun a year and an annual average of 17.7 degrees, with about 12 degrees in January and up to roughly 30 in August. The sea breeze cools the summer and winter is mild. For a window, that means sun nearly all year, little cold and a home that, if left shut, traps damp.

Albufeira is made of beaches and cliffs facing south. The breeze cools summer and the sun shines almost all year. The old centre runs down in lanes to the sea.

In a home here, the window must stop the sun, stand up to the beach air and let the home breathe when it is closed.

  1. Breeze and cliff wind

    The sea breeze cools the summer. Homes on the cliffs and beside the beaches get stronger wind, and weak sealing whistles. In tall buildings by the sea, it is worth asking the installer to check how the window is fixed to the wall.

  2. Beach salt and sand

    With over twenty beaches, there is salt and sand in the air across much of the municipality. Sand gets into the tracks of sliding windows and salt settles on the hardware. Rinse tracks and handles with fresh water and a brush, especially after windy days.

  3. Damp in a closed home

    Out of high season many homes stay shut. With nobody airing them, damp stays trapped and mould appears in corners and cupboards. An open ventilation grille and windows with built-in ventilation help a lot.

  4. Strong sun on white walls

    The sun heats south- and west-facing rooms, and white walls bounce the light back into the home. Shutters outside and glass with a solar coating hold back the heat before it comes in. In summer it makes a difference on closed balconies and in rooms with glass doors.

The homes in the area change what is worth asking of the windows.

  • Historic centre

    The old centre has low white houses with arches, narrow lanes and roof terraces. When changing a window on such a facade, design and colour may be limited, so ask the town council. Also check the state of the plaster around and the height of the sill.

  • New apartments

    The city that grew to the east has many apartment blocks and holiday resorts. Several are used only part of the year and stay shut for the rest. In those cases, windows that close well matter, with ventilation for the months away.

  • Detached and semi-detached houses

    In inland villages, such as Paderne and Guia, there are quieter houses and country homes. Away from the beach salt matters less, and mostly the sun and the cold of winter nights count. In old houses, wooden windows tend to let air through.

Noise

According to Wikipedia, Albufeira has a very lively nightlife, with bars, clubs and restaurants. On streets like that, double glazing and good sealing cut the noise that gets in with the window shut. With the window open, everything passes.

Holiday home shut up out of season

According to Wikipedia, Albufeira reaches about 300,000 people in summer. Many homes are only used in high season.

A home closed for months traps damp and smells of mould. Before closing it:

  • leave the window ventilation open;
  • ask someone to air it at weekends;
  • close the shutters outside, so the sun does not heat the empty home;
  • do not leave damp clothes or towels inside cupboards.

On your return, open the windows in the morning, when the outside air is fresh.

Away from the coast: Paderne and Guia

The municipality is not only beach. Paderne has a castle, a medieval bridge and a water mill, and Guia has the chapel of Nossa Senhora da Guia. These are villages and country homes, a few kilometres from the sea.

There the windows have a different job: coping with the summer sun and the cold of winter nights, with less salt in the air. Old stone and lime houses often have small windows, of wood or iron, that let air through. When replacing, check the state of the wall beside them and ask the installer to protect it well.

General notes

I have a holiday home. How do I avoid mould?

Leave the window ventilation open and ask someone to air it now and then. Shutters outside help an empty home not to heat up. When you arrive, open everything in the morning and let the air circulate for an hour or two.

Does night-time noise come through the window?

On streets with bars, double glazing and good sealing cut the noise that gets in. The gaps around the window and the shutter box are where noise passes most. With the window open, everything passes.

Can I change windows in a white house in the old centre?

Ask the town council first. In the old centre, the look of the facade may have rules. If it is a block, speak to the residents' association too. The installer can explain what can be done without touching the wall.

Do sliding windows cope with sand and salt?

They do, but the tracks fill with sand, and a full track makes the sash jam. Clean them with fresh water and a small brush. PVC does not rust; with aluminium, the finish counts.

I live in Paderne or Guia. Can I ask?

Is triple glazing worth it for a home in Albufeira?

With a mild winter, double glazing is usually enough. Triple insulates more, but it is heavier and rarely pays off in the Algarve. It can help in a very noisy or very cold home.
