About Odivelas

Odivelas lies about 8 km north-west of central Lisbon and is one of the smallest municipalities in the country, at 26.54 km². In 2021 it had 148,058 inhabitants, and the city of Odivelas 57,834. It split from Loures in 1998 and now has four parishes: Odivelas, Pontinha and Famões, Póvoa de Santo Adrião and Olival Basto, and Ramada and Caneças.

The terrain has a broad plain that runs from Pontinha to Póvoa de Santo Adrião, through Odivelas and Olival Basto. The rest is hills and valleys, with pine woods and small farms. In Caneças, flowers and ornamental plants are still grown, in greenhouses and fields.

The area has been inhabited for millennia. The monastery of São Dinis marks the history of the town: a play by Gil Vicente was first staged there in 1534, and a legend says the name comes from Queen Saint Isabel’s “Ides vê-las, senhor?” to King Denis. The Águas Livres Aqueduct and the five fountains of Caneças are also nearby.

The big leap came after 1950. Between 1950 and 1970 the population of the parish of Odivelas went from 6,772 to 51,395, and the area filled with apartment blocks. Odivelas became a town in 1964 and a city in 1990, and since 2004 the metro has linked it to Lisbon.

What the climate of Odivelas asks of windows

The Portuguese Wikipedia has no climate section for Odivelas. The English version says the territory was occupied over the centuries because of fertile land and a temperate climate. The municipality is a few kilometres from Lisbon, so the regional climate applies: Mediterranean, with hot, dry summers and cool, rainy winters. Far from the sea and among hills and buildings, the wind is weak and heat builds up.

Odivelas is a tight municipality, with low hills and many apartment blocks. The air moves little and streets are close together.

    Odivelas is tight, with low hills and many buildings, and the sea is far away. The wind moves little between the blocks, and dust from the streets and building sites settles on sills and gets in through gaps. In Caneças, more open and agricultural, the air is freer, and field dust can arrive in summer.

  2. Avenue and metro noise

    In a municipality of just 26.54 km² with so many people, avenues run close to homes. The metro arrived in 2004, and the Odivelas and Senhor Roubado stations are surrounded by buildings and traffic. Noise is greater in the morning and late afternoon. Good seals and double glazing help, and the shutter box counts too.

  3. Cold and water on the glass

    Many buildings date from the years of fastest growth, between 1950 and 1970, and have worn frames and walls that chill. In winter, warm air from the home condenses on the glass and in the corners. Changing the window is a first step, but the shutter box and the sill should be treated too.

  4. Heat on the facades

    Tall blocks close together leave little shade. South- and west-facing rooms heat up in summer and keep the heat until night. Outside blinds, a light colour on the frame and glass with a solar coating are the simplest helps.

  • Older apartment blocks

    The big population jump between 1950 and 1970 left many buildings from that time. Old frames, shutter boxes and worn sills are the usual weak spot. Ask for a visit before the final price, because every opening can have a different size.

  • New apartments

    Near the metro and the avenues, in the city of Odivelas and in Póvoa de Santo Adrião, there are more recent buildings. There traffic noise and sun on the facades weigh, and windows should be chosen with that in mind.

  • Detached and semi-detached houses

    In Caneças and the hilly areas with pine woods there may be lower houses, among fields and greenhouses. Wind and rain hit harder than in the blocks, and the house is far from shade. Reinforce seals and latches on the most exposed side.

Blocks from 1950 to 1970: what to check

In buildings from that time, check the state of the shutter box, the sill and the wall around the window. Often the old frame is the most visible problem, but cold and damp also come from the wall. Ask the installer to measure on site and explain what is done to the edge finish. Also ask whether the quote includes removing the old frame and repairing the wall around it. In blocks like these, also ask that the quote says who deals with the rubble from the old window and the wall repair.

Caneças, greenhouses and fountains

Caneças still has an agricultural character, with greenhouses and flower fields, and its five fountains are one of the historic sites of the municipality. People who live there, away from the avenues, notice less noise and more damp and cold on winter nights. In detached houses, the walls are exposed on all sides. Ask the installer to assess the side of the house facing the wind, and confirm whether there are facade rules near historic areas. On foggy days or in wind-driven rain, a house like this soon shows where the gaps are.

General notes

Odivelas is small and heavily built up. Does that change the window?

It changes what counts. There is less wind and more noise, and heat builds up between blocks. So the seal, the glass and the sun protection count more than cold. In Caneças, more open, the sums are different.

I live near the metro and noise gets in. Which window helps?

A well-sealed window with double glazing cuts a lot of noise. Panes of two thicknesses help with low sounds. Check the shutter box too, which often lets through more sound than the glass. Ask the installer to look at everything.

I have a block from the 1960s. Is it worth changing the windows?

Usually, if the frames already let in air and water. Ask the installer to check the wall and the shutter box. In blocks from that time the edge finish with the wall may be worn. If the administration has rules, respect them.

Summer heats my flat a lot. Is there a fix?

Yes. Outside blinds stop the sun before the glass, and glass with a solar coating reduces the heat getting in. On south and west facades this makes more difference. Light colours on the frame also help a little.

Water appears on the glass and there are stains in the corners. Is it the window?

It may be in part. If the frame is old, the glass gets cold and condenses. But the damp comes from the air in the home and from cold walls. Airing every day and treating thermal bridges, such as the shutter box, does more than just changing the window.
