About Vila Franca de Xira

Vila Franca de Xira lies in the Ribatejo, on the north bank of the Tagus estuary, north-east of Lisbon. The municipality covers 318 km² and has 137,529 inhabitants (2021), and the town 16,337. It borders Alenquer and Azambuja to the north, Benavente to the east, Loures to the south-west and Arruda dos Vinhos to the north-west.

It has six parishes: Alhandra, São João dos Montes and Calhandriz; Alverca do Ribatejo and Sobralinho; Castanheira do Ribatejo and Cachoeiras; Póvoa de Santa Iria and Forte da Casa; Vialonga; and Vila Franca de Xira. Until the mid-19th century there were four councils, Povos, Alverca, Alhandra and Vila Franca, which joined in 1855.

The relationship with the river is old and visible. There is a linear park along the estuary and old quays, such as those of Alhandra and Póvoa de Santa Iria. Nearby are also the Lines of Torres forts, at Forte da Casa. Vila Franca de Xira became a city in 1984.

The Colete Encarnado festivities, on the first weekend of July and the first week of October, mark the calendar. The Neo-Realism Museum recalls the writer Alves Redol, from the municipality. Among riverside towns, open plain and apartment districts, a window has to cope with damp river air.

What the climate of Vila Franca de Xira asks of windows

English Wikipedia says Vila Franca de Xira has a Mediterranean climate, with hot, dry summers and mild, rainy winters. The Portuguese version gives no more detail. By the Tagus and away from the open sea, estuary air can bring damp and fog on colder mornings and nights, and the open plain gives little shade in summer. There are no figures for the municipality: the general climate of the Lisbon and Ribatejo region applies.

  1. Plain wind

    The Tagus valley is open and flat, and air runs along the river with few barriers. Where there are few trees and few buildings, the wind reaches windows and pushes rain against gaps. On town streets, among houses, the effect is weaker.

  2. Damp estuary air

    By the river, the riverside park and the old quays of Alhandra and Póvoa de Santa Iria, the air is heavy with damp, more than with salt. In the morning the glass is wet. Weak metals and hardware can stain, and untreated wood swells.

  3. Cold and water on the glass

    On winter nights, near the river, a cold frame makes the damp air in the home condense. In old town houses, with thick walls and old windows, this is stronger. A window that insulates well helps, but the air in the home has to be renewed every day.

  4. Plain sun

    On open ground there is little shade. In summer south- and west-facing rooms heat up a lot, and the house keeps that heat until night. Outside blinds and glass with a solar coating stop the sun before it comes in.

Quays, riverside park and old towns

According to Wikipedia, the municipality has a riverfront with a linear park and old quays, such as those of Alhandra and Póvoa de Santa Iria. People living nearby feel the river every day: the air in the morning and at night is damper, and windows suffer for it. Choose a frame that does not rot and hardware that resists damp, and air in short, frequent bursts. In homes by the quay, ask the installer to check the edge between the window and the wall, where water usually gets in. After the job, check whether damp marks appear at the corners of the window after the first winter.

Colete Encarnado and old streets

The Colete Encarnado festivities, in July and October, fill the town with people. The old part of Vila Franca de Xira may have narrow streets, and a window job on the first floor of an old street calls for agreeing the unloading and access. Tell the installer what the street is like and whether there are festival days when traffic is closed. In an old house, walls and openings are not straight, so measurements are taken on site. If the job falls on a festival day, agree the date well in advance.

I live by the Tagus, in Alhandra. Will damp ruin the windows?

PVC copes well with damp, because it does not rot. Hardware and aluminium deserve a quality finish. The most important thing is to air the home in the morning, to avoid water on the glass. Near the quay, the edge with the wall should also be checked.

Is winter cold in Vila Franca de Xira?

It is cool, with colder nights by the river, and the general climate is mild and rainy. A window that insulates well reduces cold and condensation. In old houses, treat the wall and the shutter box too. Most homes do not need triple glazing.

Can I change windows in an old house in the centre?

On old streets there may be facade rules. Ask the town council and, if it is a development, the administration. The installer should measure the openings on site, because in old houses they are rarely straight. Only then ask for quotes.

Summer heats my south-facing living room a lot. Now what?

Outside blinds or shutters hold back the heat before the glass. Glass with a solar coating also helps, and a light colour on the frame heats up less. Ask how much light the glass cuts, so as not to darken the room.

Plain wind makes the windows whistle. What to do?

It is almost always a gap in the seal or the edge finish. A well-sealed window ends the whistle. Ask the installer to check the latch and the rubber seals. If the window is recent, they should adjust it again.
