About Mafra

Mafra lies in the north-west of the Lisbon Metropolitan Area and, with Sintra and Cascais, is part of the Atlantic fringe north of the capital. Its neighbours are Torres Vedras, Sobral de Monte Agraço, Arruda dos Vinhos, Loures and Sintra. The relief is very rugged, from sea level up to about 430 metres, with hills and knolls that are old volcanic cones.

The coast is almost all cliffs, up to 25 metres high, with sand at the foot. This is where Ericeira is, a fishing town known for its sea urchins, its beaches and surfing. The ocean dominates the climate of the municipality.

Mafra town is small and has always revolved around the Convent, whose first stone was laid in 1717. The military have been part of local life since the 19th century. The Tapada Nacional is another large green space.

With the A8 and A21 motorways, between 2001 and 2011 the population grew 38.8 %, the biggest rise in the Metropolitan Area. There are also industrial areas, such as the Venda do Pinheiro–Malveira axis. Among villages, towns and coast, a home has to get along with the wind and damp of the Atlantic.

What the climate of Mafra asks of windows

According to Wikipedia, the climate of Mafra has a strong ocean influence. Summer is cool and windy, with a tendency for fog, and winter minimum temperatures are mild. The yearly mean is around 15 °C, one of the lowest in the Lisbon Metropolitan Area. Air humidity is near 80 % and 500 to 700 mm of rain falls a year, mostly from October to March. Prevailing winds are from the north and north-west.

  1. North and north-west wind

    The wind blows from the north and north-west at moderate speed, and stronger between seasons, when south-west gusts appear. On the coast and on the knolls there is not much to stop it. Windows on exposed sides need seals in good condition and well-adjusted latches, because whistling is usually a sign of a gap.

  2. Sea air and morning fog

    Sea air brings salt and damp, and foggy mornings leave the glass wet, especially in Ericeira and near the cliffs. On latches and hinges salt settles and causes rust if there is no cleaning. Choose good finishes and rinse the frames now and then.

  3. High humidity all year

    Air humidity stays high through the year, and more so in summer and near the coast. In homes that are not aired enough, that gives patches of mould behind furniture and in corners. A new window helps if the glass insulates well, but the air has to circulate.

  4. Cooler coastal sun

    Summer is cool, and near the sea cloud reduces sun hours. The heat bites less than in Lisbon, and many windows need little sun protection. Still, think about the west facades of detached houses, where the afternoon sun hits head-on.

Homes in Mafra

The homes in the area change what is worth asking of the windows.

  • Historic centre

    Ericeira and Mafra town have old houses on small streets, near the sea and the Convent. Near monuments there may be facade rules. Talk to Mafra town council and ask the installer to check the state of the walls before measuring.

  • Detached and semi-detached houses

    On the knolls, in the villages and near the cliffs there are detached houses, with more wall exposed to the wind. The higher and more open the spot, the more wind and rain hit the windows. It is worth reinforcing seals and latches on the north and north-west sides.

  • New apartments

    With the growth of Mafra, Malveira and Venda do Pinheiro, there are more recent blocks and developments. The windows are newer, but air damp and wind still count. Ask how the edge finish and ventilation are done.

Ericeira: salt and wind all year

In Ericeira, homes sit near the cliffs and the sea, and salt and wind reach the hardware and seals all year. It is a town known for surfing, fishing and beaches such as Ribeira d’Ilhas. People who live there should ask for a finish and a latch designed for sea air, and confirm that the edge between window and wall lets no water in. After some years, it is worth checking the seals. In buildings of several heights near the sea, the upper floors catch more wind.

Convent, Tapada and the lower town

Mafra town grew around the Convent and, through the 19th century, kept growing towards the monument. People in old houses next to the Convent live with old walls and possible facade rules. Further away, in the newer parts of Malveira or Venda do Pinheiro, homes are more recent. Tell the installer which area you live in, because what suits an old house is not what suits a new block. Ask for a visit to check the state of the walls. If you live near monuments, keep the council’s answer in writing.

General notes

In Ericeira, do wind and salt damage windows?

Over time, salt attacks metals and latches. PVC does not rust, but the hardware is metal. With aluminium, count on a good finish and a fresh-water rinse now and then. Homes by the cliffs need more attention than those inland.

There is a lot of fog and the house gets damp. What helps?

A window that insulates well helps, but the main thing is airing every day. The problem is not the fog itself, it is still air inside the home. Avoid drying laundry indoors and open the windows briefly in the morning.

Can I change windows in an old house near the Convent?

Near monuments there may be facade rules. Talk to Mafra town council first. Also say whether the building is a development. The installer should check the state of the wall and the edge finish.

Does Mafra need triple glazing?

Winter is mild, but there are detached, high-up houses that are colder. In those cases, triple can pay off. In homes by the sea, with a lot of wind, it is heavier on the hardware. Ask the installer for an opinion.

Rain comes in on only one side of the house. Why?

Rain arrives driven by the north and north-west wind, so one side takes much more water. The exposed facade needs more careful edge finishes and seals. If the window is new and water gets in, speak to the installer again, because it may be the frame drainage.

I live in Malveira or Venda do Pinheiro. Can I ask?
